How We Compare New Construction

The incentive isn’t always the deal.

A builder advertising $50,000 in incentives is not automatically offering a better purchase than a builder offering $20,000. We compare the economics of the transaction as a whole.

We also look at quick move-in inventory, time on market, included structural options, tax rate, HOA costs, resale competition and whether the promotional lender package truly beats outside financing.

Why Having Your Own Agent Matters When Buying New Construction

Walking into a builder’s model home can feel very different from buying a resale home. There is a beautiful model, a sales consultant and seemingly straightforward pricing.

But there is one important distinction to remember: the builder’s sales representative represents the builder — not you.

Builder contracts, financing incentives, lot premiums, upgrade pricing, completion dates, inspections and warranty provisions can all be different from a traditional resale transaction. Having your own experienced buyer’s agent gives you someone focused on your side of the transaction.

An experienced new-construction buyer’s agent can help you compare: • Builder versus builder

• Advertised price versus potential negotiated price
• Rate buydown versus closing-cost credit

What is a builder mortgage-rate buydown?

A builder rate buydown uses builder funds to reduce a buyer’s mortgage interest rate, temporarily or for the full loan term depending on the program. Buyers should compare the value of the lower rate against alternative credits or price reductions.

Can you negotiate with a new-home builder?

Often, yes. The most negotiable items may include select inventory pricing, closing costs, financing incentives, upgrades, lot premiums or move-in packages. The amount of flexibility depends on the builder, community, home and sales pace.

Do I need a Realtor when buying new construction?

You are not required to use a Realtor when buying new construction, but having your own experienced buyer’s agent gives you something the builder’s sales team does not: dedicated representation of your interests. The builder’s sales representative works for the builder. As your agent, we owe fiduciary duties to you and work to protect your interests throughout the transaction. That includes applying our negotiating experience to the purchase price and overall builder package, evaluating incentives and financing options, reviewing lot premiums and upgrades, helping identify additional areas where the builder may have flexibility, coordinating inspections, and guiding you through builder-specific contracts, timelines and decisions. Our objective is not simply to help you choose a new home — it is to represent you, negotiate on your behalf and help you make the strongest possible purchase decision.

Can I use my own lender and still receive builder incentives?

Sometimes, but many builder financing incentives require the use of an affiliated or preferred lender and may also involve a preferred title company. Buyers should compare the builder-lender package with outside financing before deciding.
